Essential Documents for Verification

• Link Documents: Ensure a clear chain of title for at least 30 years.
• Encumbrance Certificate (EC): Shows all registered transactions on the property. Always take it for the last 30+ years.
• Layout Approval Copy: Verify the LP Number directly on the HMDA or DTCP official websites. Do not just trust a 'File Number' or 'In-Process' claim.
• Pahani / Dharani Passbook: For agricultural lands converted to plots, check the NALA conversion proceedings.
• RERA Registration: For projects larger than 500 sqm, ensure they have a TS RERA registration number.
