What is HMDA?

HMDA stands for Hyderabad Metropolitan Development Authority. It is the urban planning agency of Hyderabad, India. Plots approved by HMDA are generally located within the immediate surroundings of the city and come with strict infrastructural regulations like minimum road widths of 30ft or 40ft, underground drainage, and electricity.

What is DTCP?

DTCP stands for Directorate of Town and Country Planning. It oversees the planning for areas outside the HMDA limits in Telangana. DTCP layouts also require strict adherence to layout rules but are usually farther from the city center.

Which one should you buy?

If you are looking for immediate construction and higher liquidity, HMDA is better. If you are looking for long-term investment (5-10 years) at a much lower entry price, DTCP is excellent.
