What is the Dharani Portal?
Dharani is the official Integrated Land Records Management System launched by the Government of Telangana. It acts as a single-point registry for agricultural and non-agricultural lands across the state. Using Dharani, buyers can verify the absolute ownership of any land parcel before signing sale agreements.
How to Search Land Records on Dharani
- Step 1: Access the Portal - Visit the official website at
dharani.telangana.gov.in. - Step 2: Land Status Search - Navigate to the 'Land Status Search' utility. You can search by entering the District, Mandal, Village, and specific Survey Number or Khata Number.
- Step 3: Check ROR-1B and Pahani - ROR (Record of Rights) 1B shows the legal ownership details of the land, list of joint owners, and size of the parcel. Pahani represents the cultivation and tenancy history of the land.
- Step 4: Check for Prohibited Lands - Google the 'Prohibited Lands' registry tool in Dharani to ensure the plot survey number is not marked as Waqf, Government-owned (Sarkari), Forest land, or under judicial court injunctions.
Key Dharani Trust Checks
Always verify that the seller's name exactly matches the Pattadar name shown on Dharani. If there is any spelling mismatch or a missing passbook transaction, get legal clearance before releasing booking funds.
