  1. HMDA (Hyderabad Metropolitan Development Authority): Responsible for layouts within the metropolitan region (extending up to ORR boundaries and surrounding corridors like Tukkuguda and Maheshwaram). HMDA layouts carry a unique **LP (Layout Permit) Number** (e.g., LP No. 000123/LO/HMDA/2026).
  2. DTCP (Directorate of Town and Country Planning): Oversees layouts outside the metropolitan boundaries (e.g., deeper suburban pockets along Bangalore and Mumbai Highways like Shadnagar and Sadasivpet). These layouts have DTCP LP numbers.

Always cross-check these LP numbers directly on the official HMDA or DTCP websites to ensure the developer has physically completed public amenities like 40-foot blacktop roads, overhead water tanks, and sewage systems.

TS-RERA Compliance: When is it Mandatory for Open Plots?

Under the Real Estate (Regulation and Development) Act, any layout venture in Telangana meeting either of the following conditions **MUST** have an active **TS-RERA Registration Number**:

  • The total land size of the project exceeds 500 square meters (~600 square yards).
  • The layout is divided into 8 or more individual saleable plots.
